Energy Performance Certificate (EPC)

  • An Energy Performance Certificate (EPC) shows how energy-efficient a property is, giving it a rating from A (very efficient) to G (inefficient). It’s a legal requirement if you're selling, renting, or building a property, and it's also useful if you're planning to make energy-saving improvements.

  • You’ll need an Energy Performance Certificate (EPC) if you are:

    • Selling a property

    • Renting out a property

    • Building a new home

    • Making certain energy efficiency improvements

    • Applying for some types of funding or grants

    It’s a legal requirement in most of these cases, and your EPC must be up to date (valid for 10 years). If you're not sure whether your property has one or if it's still valid, I can quickly check for you.

    Even if you're not selling or renting, getting an EPC is a smart way to understand how energy-efficient your home is and what improvements could help reduce your energy bills.

  • Getting an EPC is a straightforward process and usually takes around 30–60 minutes, depending on the size of your property.

    During the visit, I’ll carry out a visual inspection of key features that affect your home’s energy performance. This includes:

    • The type and age of the property

    • Insulation levels (loft, walls, floors, etc.)

    • Heating systems and controls

    • Windows and glazing type

    • Lighting and any renewable technologies (like solar panels)

    I don’t need to move furniture or carry out any invasive checks, but will need access to all rooms, the loft (if safe), and your boiler or heating system.

  • Once I’ve gathered all the necessary information, I’ll use government-approved software to calculate your home’s energy rating. You’ll receive your certificate - usually within 24–48 hours, along with recommendations on how to improve your energy efficiency, if applicable.

    It’s simple, professional, and hassle-free.

Retrofit Assessment

  • A Retrofit Assessment is the first key step in planning energy efficiency improvements for your home, especially if you're working under the PAS 2035 framework or applying for government-funded schemes.

    It looks at your property's condition, how energy is used in the home, and where improvements could be made safely and effectively.

    It’s more detailed than a standard EPC and helps ensure that any upgrades like insulation, ventilation, or low-carbon heating are appropriate for your property and lifestyle.

  • You’ll need a Retrofit Assessment if you’re planning to make energy-saving improvements to your home and want to do it properly and safely.

    It’s required if you’re applying for funding or support through schemes like:

    • ECO4

    • Great British Insulation Scheme

    • Home Upgrade Grant

    • Any project following the PAS 2035 standard

    Even if you’re not using a scheme, having a Retrofit Assessment is a smart starting point. It gives a clear picture of your home's current condition and energy performance, so any upgrades like insulation, ventilation, or heating are done in the right order and won’t cause issues later.

  • A Retrofit Assessment includes three parts:

    • An energy assessment (similar to an EPC)

    • A condition survey to check for any issues like damp or structural concerns

    • An occupancy assessment to understand how you use energy in your home day-to-day

    The visit typically takes between 1.5 to 2.5 hours. I’ll need access to all rooms, the loft, boiler or heating system, and any extensions that are part of the property.

    The assessment is non-invasive, and there’s no need to move furniture or prepare anything special, just make sure key areas are accessible.

  • After the visit, I’ll compile all the findings into a detailed Retrofit Assessment report. This is shared with your Retrofit Coordinator or installer, who uses it to create a tailored improvement plan for your home. This helps ensure that any upgrades are safe, suitable, and deliver long-term benefits.
